Outrageous payouts to management company
Dear Owner,
The board is paying Advocate Property Manage a fortune and getting nothing much in return! In January they paid $15,823 for one month. The average per month is over $11,700 or almost $141,000 per year. On top of that the board charges us and then pays Advocate $75 per unit for rental fees. With approximately 200 owners renting, that’s an additional $15,000 per year for a whopping $156,000 annual fee!!!!!! Our management fee for 2021/22 was $60,000 – yes, look at the old budgets.
What are the homeowners getting for their money? What happened to the promise that the clubhouse office would be open every day? What happened to yearly improvements? Why isn’t the painting project finished? Pot holes are getting bigger and bigger. Plumbing problems are thrown onto homeowners. Door locks remain unrepaired for months. Laundry machines are broken. Parking is a mess.
Why did the board agree to such an increase in management fees with no office and no yearly improvements? How long will it take for our board to drive the complex into the dump and insolvency? Is this incompetency, are they getting kick backs or do they have other plans?
